I'm Farzin. I run Xerad.
Before I built lead tools for other businesses, I built one for myself — a WhatsApp-based AI agent called NestM8 that qualifies real estate leads for Vancouver's Farsi-speaking community. It took a cold ad click to a qualified realtor handoff in under 3 minutes. No human needed.
That system taught me what actually works in lead generation: not more landing pages, not more email sequences, not another PDF nobody reads. What works is giving people something genuinely useful — a tool, a conversation, an answer to their question — and earning their info in the process.
We started in real estate. Now we're bringing the same system to mortgage brokers, med spas, and insurance agents — the specific tool changes, but the principle is the same: lead with value, capture intent, qualify automatically.
